<br />underlying R-6 zoning district, provided parking requirements of Section 1004.01D are met. <br /> <br />9.3 Uses - Conditional. The parcel/redevelopment shall be restricted to the parameters specified <br />in the site developmentllandscape plan, building elevations, and supporting documents <br />submitted by the DEVELOPER. Where not superseded by more restrictive requirements of <br />this PUD, the standards of the underlying R-6 (Townhouse District) zoning district shall <br />apply, as stated in Chapter 1004.08 of the Roseville City Code. The parcel may be reused <br />and/or redevelopment for any conditional use allowed in the underlying R-6 zoning district <br />provided the parking requirements of Section 1 004.01D are met and after submittal of an <br />appropriate application(s) required by Section 1013.01, and following a hearing by the <br />Planning Commission and approval by the City ,Council. <br /> <br />9.4 Building Setbacks. Building setbacks shall be as shown on the approved site development <br />plan (Exhibit~. The minimum setback (structure and/or deck/patio) adjacent the north <br />property line shall be established at six (6) feet. The minimum setback (structure and/or <br />deck/patio) adjacent the east property line shall be established at 13 feet. The minimum <br />setback (structure and/or deck/patio) adjacent the west property line shall be established at <br />II feet. <br /> <br />9.5 Drainage Plans. All construction of buildings and paving shall be done in accordance with <br />the approved elevation, utility, grading and drainage plans. (Exhibits ) <br /> <br />9.6 Off-Street Parking Lot Setbacks. The minimum off-street parking/drive lane setback adjacent <br />south property line shall be established at five (5) feet and minimum off-street parking/drive <br />lane setback adjacent the east property line shall be established at two (2) feet. <br /> <br />9.7 Landscaping. Landscaping shall be installed and maintained in accordance with the <br />approved (or as modified) landscape plan (Exhibit ). In general, all areas of land not <br />occupied by buildings, decks, patios, drive lanes or parking shall be landscaped with sod and <br />other vegetative material approved by the Community Development Director. All <br />landscaped areas shall be irrigated to protect turf, trees, shrubs and perennial plants/flowers <br />and planting of said trees and large shrubs shall not take place over existinglinstalled utility <br />lines. Mendota Homes has stated that landscaping will be provided within the north yard of <br />Executive Manor Condos, Building "B" as a component of the townhouse development. <br /> <br />9.8 Landscape Letter of Credit. Prior to the issuance of a building, grading, or excavation permit <br />by the DEVELOPER, the DEVELOPER shall have posted, with the CITY, a landscape letter <br />of credit or other security acceptable to the City in an amount equal to 150% of the cost of <br />all site landscaping and site restoration, in accordance with Section 1010.14E of the City <br />Code. The Community Development Director, following completion of plans shall <br />determine the specific amount of this letter of credit or other security. <br /> <br />9,9 Building Height and Design. Building(s) shall be architecturally designed as a single level <br />residential unit with gable or hip roof and including full basements (lookout or walkout). <br />The maximum height (main floor level to top of roof peak) of each structure shall not exceed <br />25 feet. All structures shall be constructed in accordance with the approved building <br />elevations and contain roof and eave gutters and downspouts. (Exhibit ) <br /> <br />9,10 Building Materials. Exterior building materials shall be as shown on the approved building <br />elevations (Exhibit ~ and shall be face brick, maintenance free siding, soffit and fascia <br />and asphalt shingles.
