If Buyer or SelJer files suit against the other to enforce any provision of this Purchase Agreement or for damages sustained by reason of its breach, all parties prevailing in such action, on trial and appeal, shalJ receive reasonable attorneys' fees and costs awarded by the court. 13. HOLD HARMLESS: Buyer shalJ indemnify and hold Seller harmless from and against all costs, damages, attorneys' fees, expenses or liabilities sustained by SelJer or to the Property caused in connection with entry by Buyer upon the Property for any inspection of the Property, and for any agent/broker fees and real estate commissions. 14.
