<br />ORDINANCE NO. <br /> <br />An Ordinance Amending <br />Sections 1101.02 (Subdivision Definitions) And Section 1103.06 (lot <br />Standards) And Section 1104.04.04 E (Minor Subdivisions) Of The <br />Roseville City Code Creating A Procedure For Approving Flag Lots <br /> <br />THE CITY OF ROSEVILLE DOES ORDAIN: <br /> <br />Section 1. Purpose. The purpose oHhis Ordinance is to provide a definition for <br />a "flag lot" and establish the conditions under which flag lots may be created. Flag lots <br />will provide the City of Roseville with a method to permit, where appropriate, additional <br />development on large underdeveloped lots. <br /> <br />Sedion 2. Amendments. Section 1101.02 (Subdivision Definitions) is hereby <br />amended by adding the following definition: <br /> <br />Flag Lot - A Flag Lot is a parcel or lot that has less than the minimum frontage and/or <br />lot width on an existing street or public street or right-of-way per Section 1103.06 Al and Bl of <br />the City Code. A flag lot is too narrow to allow for construction of the principal structure at <br />the minimum required front setback line, but has an extended driveway reaching an area large <br />enough for the principal structure that meets all minimum standards of the Section 1004.02D <br />of the City Code. Flag lots are only allowed in the Rl, Single Family Residential District. <br /> <br />Sedion 3. Amendments. Section 1103.06K is hereby amended to add flag lot <br />provisions as follows: <br /> <br />Section 1103.06 K. Flag Lots. A flag lot may be created by subdividing a parcel or lot <br />into two (2) buildable lots as defined in Section 1101.02 of the City Code. A flag lot may be <br />created where the following conditions are met: <br /> <br />1. The flag lot has frontage on and physical access to a public right of way. <br /> <br />2. The flag lot has a minimum frontage of 40% of the required lot width indicated <br />in the R-l, Single Family Residential District and the adjoining lot from which <br />the flag lot is being created will remain a legal conforming lot meeting all <br />applicable requirements of Section 1004.02D of the City Code. <br /> <br />3. The flag lot has a paved driveway a minimum of 12 feet in width, constructed in <br />accordance with City Code. <br /> <br />1 <br />
