The Development Review Committee may consider the placement of <br />sidewalks, driveways, decks and patios, windows, building entries, building <br />height, heating and air conditioners, and lighting. <br />6. The proposed flag lot and subdivision shall not require installation of additional <br />public utilities. <br />7. The principle structure shall be situated on the lot in a manner that may allow for <br />further lot and right-of-way development in the future if adjoining property <br />becomes available. <br />8. The flag lot shall be reviewed and approved by the Development Review <br />Committee. <br />9. The certificate of survey for both parcels shall be submitted following the <br />requirements of Section 1104.04 E (Minor Subdivisions). The applicant may be <br />requested to provide utility and right-of-way dedications. <br /> <br />Section 4. Amendments. Section 1104.04 of the Roseville City Code is hereby amended <br />by adding Section 1104.04 F. as follows: <br /> <br />Paragraph 3: The minor subdivision process may be used to create a flag lot. <br /> <br />Section 5.
