This proposal would require the finding of hardship and acceptance by the <br />Council of the creation of a flag lot (no modification in the zoning ordinance would be <br />required). The existing home would still be considered a pre-existing non-confonning <br />use do to its side yard setback infraction; however, the lot would be conforming to the <br />City Code. . <br /> <br />2.5 Deny the Request - The City Council has the option to deny the request should they <br />conclude that the above options are unacceptable. <br /> <br />3.0 DIRECTION FROM COUNCIL 6/26/99 <br /> <br />The Council requested further work and discussion of alternative 2, Flag Lots, and requested the staff <br />to draft an ordinance which would allow for the use of flag lots on sites where the size and frontage <br />would allow for 2 or more homes at a density of 4 or less homes per acre (11,000 s.f. lots or <br />greater). Staff has reviewed the possible number of flag lots that could be create and found that there <br />are approximately 250 parcels in the city with 135 feet of frontage and over 22,000 s.f. in area. Not <br />all of these parcels are developable for additional flag lots because of the location of existing <br />structures each site. Further mapped infonnation will be available at Planning Commission meeting. <br /> <br />4.0 SUGGESTED PLANNING COMMISSION ACTION <br /> <br />The Planning Commission should review the alternatives listed above and the attached draft flag lot <br />ordinance, and provide comments and recommendations to the City Council for the work session <br />on July 19, 1999.
