The Development Review Committee may <br />consider the proposed or possible placement of sidewalks, driveways, parking <br />areas, decks and patios, windows, building entries, building height, heating and <br />air conditioners, and lighting. <br />7. The proposed flag lot and minor subdivision shall not require installation of <br />additional public utilities. Service connections to City systems shall be the <br />responsibility of the owner I applicant. <br />8. The principal structure shall be situated on the lot in a manner that may allow <br />for further lot and right-of-way development in the future if adjoining property <br />becomes available. <br />9. The flag lot shall be reviewed by the Development Review Committee, and may <br />be approved with terms and conditions. <br />10. The certificate of survey for both parcels shall be submitted following the <br />requirements of Section 1104.04 E (Minor Subdivisions). The applicant may be <br />requested to provide utility and right-of-way dedications, and security in an <br />amount and form acceptabl~ to the City to ensure compliance with any terms <br />and conditions of approval. <br /> <br />Section 4. Amendments. Section 1104.04 of the Roseville City Code is hereby amended <br />by adding Section 1104.04 F. as follows: <br /> <br />Paragraph 3: The minor subdivision process may be used to create a flag lot. <br /> <br />Section 5.
