The <br />property is in an R1 Single Family Residential District, and the Comprehensive Plan <br />identifies this property as Low Density Residential. The property is als,o within the,~ >~ <br />shoreland management district for Lake Josephine, a Minnesota Department of <br />Natural Resources designated shoreland (ID#57P). Adjacent land uses include <br />single family residential to the east, south, and west; and Lake Josephin'e to the <br />north. <br /> <br />2.2 Mr. and Mrs. Sellars are requesting a variance from Section 1016.16A to reduce the <br />setback from the ordinary high water level (OHWL) of Lake Josephine to 20 feet for <br />the purpose of replacing a 12' x 16' (192 square feet) detached accessory structure <br />with a 805 square foot addition to the existing single family dwelling. A variance <br />from Section 1016.268 to increase the impervious surface coverage will also be <br />required. <br /> <br />2.3 The existing non-conforming 6,545 square foot (.17 acre) lot has approximately 85 <br />feet of frontage on Josephine Road Wand is approximately 77 feet in depth.
