<br />4.0 STAFF RECOMMENDA TION <br /> <br />4.1 Based on the findings outlined in Section 3.1 of this report, staff recommended <br />approval of the request for a variance to reduce the setback from the OHWL of Lake <br />Josephine to 22 feet and a variance to allow the continuance of an impervious lot <br />coverage of 70 percent at 1199 Josephine Road. <br /> <br />5.0 PLANNING COMMISSION <br /> <br />5.1 On August 13, 1997, the Planning Commission held a public hearing on the request. <br />Stuart Sellars and Carole Wedel Sellars were present to answer questions and <br />provide additional information. No residents present commented on this request. <br /> <br />5.2 The Planning Commission discussed the existing site conditions, the fact that the <br />existing impervious lot coverage and setback of the accessory structure could <br />remain into perpetuity, and how the alternative presented is an improvement over <br />the plans submitted at the last Planning Commission meeting. <br /> <br />5.3 The Planning Commission recommended approval of the request for a variance to <br />reduce the setback from the OHWL of Lake Josephine to 22 feet and a variance to <br />allow the continuance of an impervious lot coverage of 70 percent at 1199 <br />Josephine Road. <br /> <br />6.0 SUGGESTED COUNCIL ACTION <br /> <br />6.1 It is the Council's policy to accept public comment as time permits. <br /> <br />6.2 By resolution, grant a variance to reduce the setback from the OHWL of Lake <br />Josephine to 22 feet and a variance to allow the continuance of an impervious lot <br />coverage of 70 percent at 1199 Josephine Road, based on the findings outlined in <br />Section 3.1 of this report. <br /> <br />Attachments: location map; notification map; notice of public hearing; existing site plan; proposed site plan; <br />photographs of property; and resolution. <br /> <br />60-day Time Limit: application submitted on June 9, 1997; application accepted as complete on June 19, <br />1997; decision deadline is October 17,1997 (extended by City Council on 07/28/97). <br /> <br />Prepared by: Kim L.
