<br />'PF~Pf! <br /> <br />." <br /> <br />.l <br /> <br />August 4,1999 <br /> <br />Father Walt Sochacki <br />Ms. Susan Galush Reinart <br />St. Rose of Lima Church <br />2048 North Hamline Avenue <br />Roseville, Minnesota 55113 <br /> <br />RE: Approved Variance Requirements for Saint Rose of Lima by the Roseville City <br />Council Approval on April 23, 1990. <br /> <br />Dear Father Sochacki and Ms. Reinart: <br /> <br />Following our meeting on Tuesday, I completed a historical review of Planning File <br />#2055, your variance request related to construction of certain site improvements dealing <br />specifically with the parking lot and its reconstruction. I was able to locate the Council <br />Action Request, two (2) Planning Commission Action Requests (including attachments), <br />and a letter from James F. Greenstein. <br /> <br />Upon review with Doug Strong, Engineering Supervisor, it became evident that the City <br />Attorney, Joel Jamnik, would need to review this documentation and advise staff on how <br />to proceed. I met with Mr. Jamnik this morning and determined the following: <br /> <br />~ The variance with conditions was approved by the City Council on April 23, <br />1990, the details of which were/are to be worked out by staff. <br /> <br />~ All driveway openings within City right-aI-way shall be a maximum of 26 feet in <br />width. <br /> <br />~ The parking lot adjacent Dellwood Avenue and Eldridge Avenue shall be setback <br />a minimum of 15 feet from the property line. Bituminous asphalt shall be <br />removed from these areas and replaced with sod. <br /> <br />~ Curb and gutter is required around the full perimeter of the lot except that portion <br />adjacent the former play area. <br /> <br />~ Driveway openings adjacent Dellwood Avenue shall have curb returns that <br />dissipate at the 15 foot setback. <br /> <br />~ Two catch basins shall be placed within the south side of the parking lot at the <br />curb line and at the low point of the parking lot. <br />
