CHA should verify that plantings will work
in the swale,
4. Impervious surfaces- CHA to verify exact % change in impervious surfaces since 1993 submittal.
5, Storm/civil calculations- These should be included in the PUD application, Mark will mail a copy of these to Chuck and
Debra,
6, Dumpster enclosure- Ceiling needs to be non-combustible as per Don. To control noise, Northwestern will schedule
pick up during the day and not in the morning, Because the dumpster enclosure will cross the property line between the
new building and existing South Campus Building, some kind of easement will be required
7, Curb cut location- Debra was concerned about the location of the curb cut with regard to location of the curb cut across
the street. The function of the curb cuts across the street is to be verified by the City of Roseville,
8, Parking deck material- Precast with recessed EIFS panels set into cast concrete spandrel panels with cast concrete
columns, These EIFS panels will match the color and texture of the EIFS on the building if that option is selected due to
price pressures, There is no plan at this time to integrally color the concrete or expose the aggregate although this might
be an acceptable alternative to the EI FS if cost becomes an issue,
9, Property lines- Northwestern wishes to leave the South Campus property line intact and perhaps combine the other two
properties, Phil is to consult the College's lawyer to insure that this scenario is acceptable, The use of the parking and
access issues will need to be resolved by easements or other legal means, This scenario must be indicated conceptually
in the PUD application,
10, Exterior lighting- Lenses needs to be in fixture and not protruding for all fixtures, Lighting standards need to be as per
section 1010, There is no requirement for security/accent lighting along Snelling and Lydia.
11, Architectural models- Dennis suggested that CHA show satellite dishes on the roof and that CHA should not show the
older model of previous PUD scheme,
12, Items in flux (site plan)- location of emergency generator, location of curb cut (#7 above), site lighting (
13, Items in flux (elevations)- The exact exterior materials make-up of the building will be determined by budget
constraints, Most likely, the building will be a combination of EIFS and brick,
* The brick will probably be a warm-toned red similar to the campus brick rather than the brownish brick tones of the
adjacent Pres Homes buildings
* The EIFS color will be compatible with the warm painted brick of the adjacent South Campus building.
14, Building materials- Dennis thought that the all-EIFS building might not be received well be the City Council
15, Cast iron fence: There are not currently any plans for installation of additional cast iron fencing. There are currently no
plans to add an architectural response to the gate other than the
16, Submittal due date- The PUD submittal is due on Monday, Jan 3,2000, The hearing will be on January 10, 2000,
The following items are due in an 11" x 17" form:

Dennis Welsch
Community Dev, Director
Phone 651-490-2232
Fax: 651-490-2931

City of Roseville
Community Development
2660 Civic Center Drive
Roseville, Mn. 55113
