<br />~~~ <br /> <br />August 30, 1999 <br /> <br />Mark and Teri Hanson <br />258 North McCarrons Boulevard <br />Roseville, Minnesota 55113 <br /> <br />RE: Minor Subdivision, 304 McCarrons Boulevard <br /> <br />Dear Mr. and Mrs. Hanson: <br /> <br />The purpose of this letter is to advise you that the Roseville City Council, at their meeting of August <br />23, 1999, approved your request for a two-lot minor subdivision of 304 North McCarrons Boulevard <br />(PID 132923310036), subject to the following conditions as outlined in the staff report of August 23, <br />1999: <br /> <br />7) The two-lot minor subdivision shall be recorded within 60 days from the City Council <br />approval date (August 23, 7999); <br />2) Both house pads will be located a minimum of 700 feet from the shoreline of Lake <br />McCarrons and a detailed grading plan with building slab elevations and drainage <br />direction must be submitted to the City Engineer for review and approval prior to <br />issuance of a building permit; <br />3) A five (5) foot wide utility and drainage easement shall be provided adjacent to front <br />and side property lines; easements shall be reviewed and approved by the City <br />Engineer prior to recording; <br />4) The sewer and water services and their locations shall be reviewed and approved by <br />the City Engineer; <br />5) A sewer availability charge (SAC) and park dedication fee ($500 for Lot B) will be <br />placed on the newO' created lots and collected with the building permit; <br />6) The City Engineer must review and approve the driveway curb cuts along North <br />McCarrons Boulevard prior to the issuance of building permits. <br /> <br />Please note that the addresses for the newly created lots will be 320 and 322 North McCarrons <br />Boulevard.
