(PF3147) <br /> <br />Manager Approved: <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Dave Seaberg, 3104 Fairview Avenue, requests approval of a conditional use permit to <br />construct a 8'x 26' (208 square feet) addition on to his existing 779.88 square foot accessory <br />building that includes and 8 by 12 (96 square foot) shed on a lot 23,260 square feet in size. <br />The addition would be used for storage and shop space to allow greater maintenance area <br />for the adjacent twin homes. <br /> <br />1.2 The conditional use permit process (Section 1013 ofthe City Code) for this request allows <br />the City to consider: <br /> <br />~ Compatibility with adjoining properties; <br />~ Impacts on traffic and public facilities, <br />~ Impacts on property values; <br />~ Impact on the general health, safety, and public welfare; <br />~ Compatibility with the City's comprehensive plan. <br /> <br />The process also allows the City to impose those conditions it considers necessary to <br />protect the public health, safety, and welfare. In addition, a new change to the City Code <br />(Section 1004.01A) establishes performance standards for the accessory building. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 The site is zone R-2 Two Family Residential District and has a Comprehensive Plan <br />designation of "L-R" for low density residential. To the north lies Cox Insurance located <br />in a commercial PUD. Single family homes lie to the west across Fairview Avenue, all <br />within the R-l district. South and east ofthe subject parcel are twin homes, owned and <br />managed by Mr. Seaberg, and zoned R-2. <br /> <br />2.2 Section 1004.03B states that accessory buildings are permitted uses, under the same <br />guidelines as those allowed in the R-1 district. <br /> <br />PF3147 - RPCA (09/08/99) - Page 1 of 4 <br />
