<br />MEM 0 RAND UM Public Worb Maintenance <br /> <br />Date: January 27,2000 <br /> <br />To: Tom Paschke, City Planner <br /> <br /> <br />From: Duane Schwartz, Public Works Superintendent <br /> <br />SUBJECT: Centre Pointe Sanitary Sewer Flows Relating to Ventas Software Expansion and <br />Future Build-Out <br /> <br />The Public Works Department has reviewed the sanitary sewer flow information provided for the <br />Veritas Software expansion. The increased flow appears to be within the anticipated flow <br />approved in the 1997 PUD for this development. There is concern that the build-out of the <br />remaining lots may exceed the approved flows and may need to be addressed at the time <br />proposals come in. High flow generating facilities may require some modification to the existing <br />lift station if they exceed PUD approved flows. <br /> <br />The design of the lift station did not include flow from lot 6 of the Centre Pointe Plat. The flow <br />from this lot was originally intended to cross Cleveland A venue to a gravity pipe that flows <br />south. The design of the lift station did allow for some redevelopment to a higher density on the <br />east side of Cleveland Avenue near County Road C2, which also presently flows to this lift <br />station. Additionally, the homes near and along Brenner Avenue and the east side of Cleveland <br />Avenue flow to this lift station. <br /> <br />It appears that we may need to address the capacity issue at the Cleveland lift station sometime <br />in the future. The Veritas expansion will not exceed capacity at this time. <br /> <br />If you have any questions, please call me at extension 311. <br />
