<br />, ' <br /> <br />./ . <br /> <br />./ <br /> <br />PLANNED UNIT DEVELOPMENT #1177 AGREEMENT <br />PLANNING FILE 2880 <br /> <br />AGREEMENT, dated April 11 , 1997, between the City of Roseville (the"City") and Ryan <br />Twin Lakes Limited Partnership ("Developer"). <br /> <br />1. Request for Planned Unit Development Approval <br /> <br />The DEVELOPER has asked the CITY to approve a Planned Unit Development <br />consisting of proposed office, office! warehouse, showroom, manufacturing, 2 hotels <br />and 1 restaurant on 47.6 acres located on land generally bounded by 135W on the west <br />and County Rd D to the north, and Cleveland Ave to the east and CitylMnDot ponding <br />to the south. The standards listed below have been adopted as a portion of Ordinance <br /># 1177, a summary of which has been published along with the legal description of <br />property to be included within Planned Unit Development #1177. The subject property <br />is legally described as follows: <br /> <br />The property affected by this Planned Unit Development (PUD) shall include all lots <br />within Centre Pointe Business Park 2nd Addition and all lots within the original Centre <br />Pointe Business Park Addition except Lot 1, Block 1, and Lot 2, Block 2 of the original <br />plat, all in Ramsey County. <br /> <br />2. Planned Unit Development Approval <br /> <br />The CITY hereby grants approval of the Final Development Plan and subject to the <br />DEVELOPER'S compliance with the terms and conditions of this agreement. The CITY <br />agrees to approve applications for building permits, provided that said plans are <br />consistent with the exhibits which were approved at the concept and final stage of the <br />Planned Unit Development process, and all of the conditions of this agreement have <br />been satisfied. <br /> <br />3. Approval by the CITY <br /> <br />The CITY hereby approves the Development as shown on the following exhibits. The <br />DEVELOPER shall develop the subject properties in accordance with the general plans <br />approved by the City Council on April 11, 1997. If, however I the exhibits vary from the <br />written terms of this Agreement, the written terms shall control. The exhibits marked <br />approved by the City Council on April 11, 1997 include: <br /> <br />A. Site Plan <br />B. Preliminary Plat and Final Plat (Centre Pointe Business Park 2nd. Add) <br />C. Elevations <br />D. Grading Plan <br />E. Utility Plan <br />F. Landscape Plan <br />G. Minor Subdivision Plan <br /> <br />1 <br />
