~ A landscape plan including boulevard plantings consistent with the city's Master
Tree Plan and a street lighting plan should accompany the preliminary plat
submittal.

~ The submitted set of plans should contain a base sheet that indicates existing
conditions including grade elevation and topography.

~ The proposed preliminary plat request should include the vacation of the
remaining portion of Kent Street that will be rendered non-usable upon
completion of the plat (this portion ends at approximately the northern right-of-
way boundary of Carlisle Avenue). Further discussion with the city on the exact
limits of street right-of-way vacation will need to occur.

The DRC has determined your submittal of January 13,2000 to be incomplete. Staffis
unable, at this point, to provide proper review and comment necessary for a public
hearing and consideration by the Planning Commission. It is requested that you meet
with the City Engineer to review storm water management requirements for the site so
proper design can be provided to staff for review and comment.

In summary, the proposed preliminary plat of Smith's Lakeview has been determined to
be incomplete and will not be forwarded to the Roseville Planning Commission until the
above comments of staff have been properly addressed.

Should you have any questions or comments on the DRC review, or would like to meet to
review the proposed plat, please feel free to call me at 651.490.2236.

sincer:.if'

~ -'Tho'/'a_
CITY PLANNER
CITY of ROSEVILLE

Q:\Planning Files\3155_Dr. Smith Plat\DRC January 18 Review.doc
