The final grading plan for the development will be approved by the <br />City if it is in general conformity with the approved preliminary grading and <br />drainage plans (Exhibits B and C), and provided that any applicable <br />provisions set forth herein by the Director of Public Works have all been <br />satisfied. All grading shall comply with the submitted grading plan and shall <br />be the responsibility 0 f the Developer. After completion of site grading, the <br />Developer shall submit to the City a letter from a registered engineer or land <br />surveyor certifying that the grades as completed are an accurate <br />implementation of the approved grading plan. Said certification must be <br />submitted prior to the issuance of any certificate of occupancy for the project. <br /> <br />8.2 Final Utility Servicing Plan. The fmal utility servicing pian must be reviewed <br />and approved by the Director of Public Works prior to any pennits being <br />issued for the project. The final utility servicing plan for the development will <br />be approved by the City if it is in general conformity with the City utility <br />servicing plans and policies (Exhibit D), and provided that any applicable <br />provisions set forth herein by the Director of Public Works have all been <br />satisfied. <br /> <br />8.3 Erosion Control. Prior to site grading, and before any utility construction is <br />commenced or building permits are issued, an erosion control plan must be <br />submitted for approval, and all erosion control actions shall be inspected and <br />approved by the City and/or Rice Creek Watershed District. (Exhibit M) <br /> <br />8.4 Clean Up. The Developer must clean dirt and debris from streets that results <br />Horn construction work by the Developer, its agents or assigns. The CitY will <br />detennine whether it is necessary to take additional measures to clean dirt and <br />debris Horn the streets. After 24 hours verbal notice to the Developer, the <br />City may complete or contract to complete the c1ean up at the Developer's <br />expense. <br /> <br />8.5 Street Trees. All new and replacement street trees must meet the requirements <br />of the City's Street Master Plan (Exhibit L), which requires the following <br />varieties on the east-west street (Oak:crest Avenue): Marshall's Green Ash, <br />Patmore Green Ash. Summit Green Ash. American Linden, Little Leaf <br />Linden; and, the following varieties on the north-south street (Snelling <br />Avenue): Marshall's Green Ash, Patmore Green Ash, Summit Green Ash, <br />Hackberry, Skyline Honey locust, Imperial Honey locust. Trees to be planted <br />must be a minimum of2-~ inch caliper, be staked, and shall be spaced as <br />required by the City. <br /> <br />8.6 Storm Water Management. The Developer must construct pre-treatment stonn <br />water drainage and detention ponds on the site as shown on the grading plan <br />(Exhibits B and C) and as per City and Rice Creek Watershed requirements <br />and permits (Exhibit.M).
