In <br />January 2000, the Cauncil provided directian by approving an amendment ta the <br />Camprehensive Land Use Plan Amendment from LB (Limited Business) ta HR <br />(High Density Residential). The Cauncil alsa provided cancept approval (first <br />reading) .of a rezaning from B-1 (Limited Business District) and B2 (Retail <br />Business District) ta R-PUD (Residential Planned Unit Develapment) with an <br />underlying zaning .of R-3 (General Residence District), subject ta final appraval <br />.of the R-PUD dacument (which is alsa the see and reading .of the zaning <br />amendment). <br /> <br />1.2 The Raseville Zaning Ordinance daes nat have a specific district far seniar <br />hausing develapments. The General Residence District (R-3) was appraved as <br />the base far the Residential Planned Unit Develapment. The requirements .of the <br />R-3 District pravided the best campatibility between the neighbarhaad and <br />Sunrise propasal. <br /> <br />1.3 The propasal calls far the remaval .of the existing Knights .of Calumbus structure <br />and canstructian .of a 79 unit, three (3) stary assisted care facility. The new <br />structure will be placed in the generallacatian .of the existing structure and <br />cansume themajarity .of the narthern parcel (existing parking lat). Access will be <br />provided from the frontage road and Oakcrest A venue. <br /> <br />1.4 A planned unit develapment (PUD) is a zaning district which may include single <br />.or mixed uses, .one .or mare lats .or parcels, and is intended ta create a mare <br />flexible, creative, efficient approach ta the use .of land. Because .of the flexibility it <br />.offers, Raseville has used PUD's as the primary zaning taal in redevelapment <br />projects. In cansidering propased planned unit develapments, the City cansiders <br />all standards and purpases .of the Camprehensive Land Use Plan ta achieve a <br />maximum caardinatian between the propased develapment and the <br />surrounding uses, the canservatian of waadlands, panding, and wetlands, and <br />the pratectian .of health, safety and welfare .of the cammunity. <br />
