The proposal requires consideration ofa ~ <br />Comprehensive Land Use Plan Amendment from LB (Limited Business) to HR (High ~ <br />Density Residential) and rezoning from BIB (Limited Retail District) and B2 (Retail ~ <br />Business District) to RPUD (Residential Planned Unit Development) with an underlying <br />zoning ofR-3 (General Residence District). d" ,. _I'.:...... Given this and based on the Sunrise Assisted Living ~ <br />development proposal, staff has selected the General Residence District (R-3). The new structure will be <br />placed in the general location of the existing structure and consume the majority of the <br />northern parcel (existing parking lot). Access will be provided from the frontage road <br />and Oakcrest Avenue. <br /> <br />1.4 <br /> <br />A plalliled unit development (PUD) is a zoning district which may include single or <br />mixed uses, one or more lots or parcels, and is intended to create a more flexible, <br />creative, efficient approach to the use of land. Because of the flexibility it offers, ;; <br />Roseville has used PUD's as the primary zoning tool in redevelopment projects.
