c. Housing Mix and Integration - The project includes a total of 120
attached independent senior rental units. Ten percent or 6 units will be
designated as Hollman Units for populations over 55. There are no
ownership units involved in this project but additional redevelopment
of the area west of the project (city owned 14 acres) is likely to include
a mix of assisted senior units, for sale townhomes and affordable rental
and for sale units within the next 5-10 years.

d. Employment Proximity - The project is within one mile of a diverse
amount of employment opportunities such as technical office and
management positions, data center and telecommunication positions,
retail and restaurant positions, banking positions and government jobs.
It is estimated that there are several hundred jobs in the area and the
new development will include retail, housing and office positions.

e. Transit Improvements - The project includes adding a neighborhood
mini transit hub with a bus turnout and shelter integrated into the
common area promenade of the center. This mini hub will be served
by the Roseville Circulator which provides a direct link to existing
regional bus service.

f.
