<br />additional vehicular trips in excess by more than ten (10%), must be submitted and <br />reviewed as conditional uses. <br /> <br />1006.017: PERMITTED, ACCESSORY AND CONDITIONAL USE PERMIT USES: <br />The permitted and accessory uses listed under B-2 Business District shall be the <br />permitted and accessory uses allowable in S-C Shopping Center District. <br /> <br />The conditional uses listed under B-2 Business District shall be the conditional uses <br />permitted in S-C Shopping Center District, by a conditional use permit issued by the <br />City Council after consideration ofthe Planning Commission's recommendation. (Ord. <br />275,5-12-59; amd.1995 Code). <br /> <br />Twenty-four (24) hour uses as defined by Section 1002.02 shall be permitted uses in the <br />S-C Shopping Center District but uses within 300 feet of a residential district shall be <br />subject to the additional performance standards as indicated below. <br /> <br />A significant change in the regular hours of operation of any existing use to twenty-four <br />(24) hours located within 300 feet of a residential district constitutes an expansion and <br />intensification of the use and shall require modification of the plan and improvements <br />to the site in compliance with the standards specified below for twenty-four hour uses. <br /> <br />1006.02: GENERAL MINIMUM REQUIREMENTS: <br />In addition to the Design Standard Regulations specified in Section 1010, the following <br />minimum requirements as set forth in this Chapter shall apply to all buildings that may <br />be erected, converted or structurally altered in shopping center districts. <br /> <br />A. Setback Requirements: <br /> <br />1. Front, side, and rear yards shall be a minimum of one hundred <br />feet (100') for the shopping center building. Setbacks for side <br />yards and rear yards for the shopping center building adjacent to <br />B1-B, B-2, B-3, B-4, B-6, I-lor 1-2 zones shall be sixty feet (60'). <br /> <br />2. Buffer Zone: Where a shopping center district abuts a residence <br />district, any new development shall include in the required <br />setback a buffer zone not less than forty feet (40') in width. This <br />protective strip shall contain no structures, shall not be used for <br />parking, off-street loading or storage, and shall be landscaped. <br />The landscape treatment shall include the seeding of grass or <br />sodding of the whole of the buffer strip, the planting of shrubbery <br />and trees and maintaining of same, a compact screen wall, fence, <br />landscaping, or combination thereof, which limit shall be not less <br />than seventy five percent (75%) opaque year round. <br /> <br />2 <br />
