<br />iliPr <br /> <br /> <br />January 21, 2000 <br /> <br />Mr. Tim Prinsen <br />Vice President Acquisition/Development <br />Bradley Real Estate <br />2100 Snelling Avenue <br />Roseville, MN 55113 <br /> <br />RE: Site Plan Review of Har Mar Mall Cub Food Project. <br /> <br />Dear Tim: <br /> <br />Thank you for the most recent site development submittal. I have'distributed copies of <br />the proposed site development plans to those essential staff for review and approval. <br /> <br />The Engineer Department has reviewed the submitted plan set and has provided <br />comments regarding the latest grading, drainage, and landscape plan. Attached is a letter <br />from Deb Bloom, City Engineer, regarding remaining issues. Also, please note the City <br />Engineer has approved the set of development plans (dated January 18,2000) with <br />certain conditions. <br /> <br />The Community Development Department has also reviewed the submitted plans and has <br />the following comments: <br /> <br />~ Zoning Ordinance Compliance. We have reviewed the development proposal <br />for the proposed 68,000 square foot Cub Food grocery store to determine <br />compliance with the existing Zoning Ordinance. The most recent development <br />plans meet or exceed all applicable Zoning Ordinance requirements. More <br />importantly, staff has determined the proposal provides adequate off-street <br />parking; is constructed with proper/required materials; will completely screen <br />roof top mechanical units; provides the required setbacks and screening; meets the <br />building height requirement; and meets the lot coverage requirement (as we <br />interpret the code). <br /> <br />~ 24 Hour Use Compliance. I have reviewed the submitted proposal and have <br />concluded the plans meet the requirements for lighting, trash enclosures, delivery <br />dock enclosures, and truck route location. However, the landscape plan only <br />meets with our general approval. This determination is due to the location of <br />some plant material; verification not complete on size and species of plant <br />material; consideration and comment by adjacent property owners regarding the <br /> <br />2660 Civic Center Drive .:.
