Putting a 24 hour grocery store on the property would be an intensification of its use. <br /> <br />(3) The proposed addition may not provide adequate parking as defined In the RCC. <br /> <br />Shopping center districts must provide off street parking. RCC Chapter 1006.02 (F). 1ne off street <br />parking requirements are set forth in RCC Chapter 1005.01 (D). The calculation of parking <br />requirements at the HarMar Mall is summarized in the Request For Planning Commission Action <br />dated January 12, 2000 at paragraph 3.5 on page 2. The staff estimate of parking requirements for <br />the entire HarMar complex as proposed with the addition of the Cub Food Store, states that 2,215 <br />spaces are required Wlder the code and the proposed addition would allow for 2,218 parking spaces. <br />A margin of error of three parking spaces is allowed under the plan. However, there are other RCC <br />provisions which may not have been consid~d. <br /> <br />The summary ~f~ to the general requirement of5 spaces per 1,000 square feet of gross leasable <br />area. However, no calculation was included for the HarMar Theater complex. Theaters require one <br />parking space per each three scats. RCC Chapter 1005.01 (D)(2) (f). The theater parking <br />requirements are greater than those for other uses. They should be considered in detemrining <br />parking space requirements. In addition, "Spaces accessory to uses located in a business district <br />shall be within three hundred feet (300') of the principal building served." RCC Chapter 1005.0 1 <br />(D)(6) (a).
