<br />" <br /> <br />" <br /> <br />Q. <br /> <br />Community Development Department <br />651.490.2279. fax: 651.490.2931 <br /> <br /> <br />May 11, 2000 <br /> <br />Mr. James Trapp <br />80 18Sunny Side Road <br />Mounds View, MN 55112 <br /> <br />RE: Incomplete submittal for consideration of Concept Planned Unit Development. <br /> <br />Dear Mr. Trapp: <br /> <br />On Tuesday, May 2 the Roseville Development Review Committee (DRC) met to review your <br />submittal for a Concept Industrial Planned Unit Development (I-PUD) for property located at <br />2207 - 2211 and 2217 County Road C2. At the review meeting the DRC indicated a potential <br />conflict between the proposed structures and the adjacent Northern States Power easement. The <br />DRC suggested a call to NSP to confirm whether they would allow construction of structures <br />within their easement. <br /> <br />Your architect, Richard Fischer, placed a call to NSP and was told NSP does not allow structures <br />to be constructed within their easements. Given this position, the DRC determined your original <br />application for a concept PUD to be incomplete and suggested Mr. Fisher present the proposal to <br />the Planning Commission under a Sketch Plan Review, where no deadline time schedule is <br />required. <br /> <br />On May 10, 2000, Mr. Fisher presented the redevelopment proposal in the form of a Sketch Plan <br />to the Planning Commission, seeking comments and direction. The Commission provided their <br />thoughts on the proposal and will looking forward to receiving formalized redevelopment plans. <br /> <br />In summary, the City of Roseville has determined your application for Concept Industrial <br />Planned Unit Development to be incomplete at this time and will not act on the request until the <br />appropriate plans are submitted for consideration. These plans should include resolution of the <br />NSP easement, either by eliminating all structures from within the easement or by receiving a . <br />letter of support from NSP for any development within the easement. <br /> <br />This determination will require you to submit a new application and begin the Concept PUD <br />process over. The City will waive the required application and notification fees. However, all <br />required material is necessary for the new application to be found complete. <br /> <br />The City's deadline for application submittal for the June Planning Commission meeting has <br />passed. However, the City will accept a completed application by Friday, May 19, should you <br />desire action by the Planning Commission at their June 14 meeting. <br /> <br />2660 Civic Center Drive -:.
