<br />r~) <br /> <br />\ <br />1 <br />" <br /> <br />-) <br /> <br />1006.01 <br /> <br />1006.04 <br /> <br />CHAPTER 1006 <br /> <br />SHOPPING CENTER DISTRICTS <br /> <br />SECTION: <br /> <br />1006.01 : Establishment <br />1006.02: Plan Requirements <br />1006.03: Plan Review <br />1006.04: Permitted, Accessory And <br />Conditional Use Permit Uses <br />1006.05: General Minimum Requirements <br /> <br />1006.01: ESTABLISHMENT: In order to <br />provide for modern retail sales <br />and service facilities of integrated design in <br />appropriate locations, the S-C Shopping <br />Center District is established. It is intended <br />that development within a shopping center <br />district be designed and developed as an <br />integrated unit according to an overall plan. <br />(Ord. 1234, 12-15-1999, eff. 1-1-2000) <br /> <br />1006.02: PLAN REQUIREMENTS: The <br />proposed development shall be <br />constructed in accordance with an overall <br />plan designed as a single architectural unit <br />with appropriate landscaping and shall <br />provide for the initial construction of either <br />a minimum of ten thousand (10,000) square <br />feet of floor area or a minimum of six (6) of <br />the uses permitted in this district. A pro- <br />posed plan for the ultimate development of <br />the district shall be filed with the plans in <br />applying for a building permit. Such plans <br />shall include proposals for adequate han- <br />dling of parking, drainage, vehicular and <br />pedestrian traffic and screening so as to <br />allow the city to determine the adequacy of <br />such provisions. (Ord. 1234, 12-14-1999, <br />eff.1-1-2000) <br /> <br />1006.03: PLAN REVIEW: Plans for the <br />initial construction, or modifica- <br />tions, expansions, or extensions of previ- <br />ously approved plans for buildings or struc- <br />tures in existence on January 1, 2000, that <br />increase the cube of any building or struc- <br />ture by more than ten percent (10%), or <br />that increase the required number of ac- <br />cess points or parking spaces by more than <br />ten percent (10%), must be submitted and <br />reviewed as conditional uses. (Ord. 1234, <br />12-15-1999, eff. 1-1-2000) <br /> <br />1006.04: PERMITTED, ACCESSORY <br />AND CONDITIONAL USE PER- <br />MIT USES: The permitted and accessory <br />uses listed under B-2 business district shall <br />be the permitted and accessory uses allow- <br />able in S-C Shopping Center District. <br /> <br />The conditional uses listed under B-2 busi- <br />ness district shall be the conditional uses <br />permitted in S-C Shopping Center District, <br />by a conditional use permit issued by the <br />city council after consideration of the plan- <br />ning commission's recommendation. <br /> <br />Twenty four (24) hour uses as defined by <br />section 1002.02 of this title shall be permit- <br />ted uses in the S-C Shopping Center Dis- <br />trict but uses within three hundred feet <br />(300') of a residential district shall be sub- <br />ject to the additional performance standards <br />as indicated below. <br /> <br />A significant change in the regular hours of <br />operation of any existing use to twenty four <br />(24) hours located within three hundred feet <br />(300') of a residential district constitutes an <br /> <br />City of Roseuille <br /> <br />January 2001 <br />
