r~) \ 1 " -) 1006.01 1006.04 CHAPTER 1006 SHOPPING CENTER DISTRICTS SECTION: 1006.01 : Establishment 1006.02: Plan Requirements 1006.03: Plan Review 1006.04: Permitted, Accessory And Conditional Use Permit Uses 1006.05: General Minimum Requirements 1006.01: ESTABLISHMENT: In order to provide for modern retail sales and service facilities of integrated design in appropriate locations, the S-C Shopping Center District is established. It is intended that development within a shopping center district be designed and developed as an integrated unit according to an overall plan. (Ord. 1234, 12-15-1999, eff. 1-1-2000) 1006.02: PLAN REQUIREMENTS: The proposed development shall be constructed in accordance with an overall plan designed as a single architectural unit with appropriate landscaping and shall provide for the initial construction of either a minimum of ten thousand (10,000) square feet of floor area or a minimum of six (6) of the uses permitted in this district. A pro- posed plan for the ultimate development of the district shall be filed with the plans in applying for a building permit. Such plans shall include proposals for adequate han- dling of parking, drainage, vehicular and pedestrian traffic and screening so as to allow the city to determine the adequacy of such provisions. (Ord. 1234, 12-14-1999, eff.1-1-2000) 1006.03: PLAN REVIEW: Plans for the initial construction, or modifica- tions, expansions, or extensions of previ- ously approved plans for buildings or struc- tures in existence on January 1, 2000, that increase the cube of any building or struc- ture by more than ten percent (10%), or that increase the required number of ac- cess points or parking spaces by more than ten percent (10%), must be submitted and reviewed as conditional uses. (Ord. 1234, 12-15-1999, eff. 1-1-2000) 1006.04: PERMITTED, ACCESSORY AND CONDITIONAL USE PER- MIT USES: The permitted and accessory uses listed under B-2 business district shall be the permitted and accessory uses allow- able in S-C Shopping Center District. The conditional uses listed under B-2 busi- ness district shall be the conditional uses permitted in S-C Shopping Center District, by a conditional use permit issued by the city council after consideration of the plan- ning commission's recommendation. Twenty four (24) hour uses as defined by section 1002.02 of this title shall be permit- ted uses in the S-C Shopping Center Dis- trict but uses within three hundred feet (300') of a residential district shall be sub- ject to the additional performance standards as indicated below.
