Schise1 <br />Leasing Manager <br />Heritage Property Investment Trust <br />2100 Snelling Avenue <br />Roseville, MN 55113 <br /> <br />RE: Dress Barn and north facade signage of Har Mar Mall. <br /> <br />Dear Ms. Schise1: <br /> <br />Per your request of August 7, 2001, the Community Development Department has reviewed the <br />City Code in conjunction with Har Mar Mall's new tenant Dress Barn and the detailed <br />information you previously provided pertaining to existing signage and wall square footages at <br />Har Mar Mall. We have the following comments: <br /> <br />· The north facade, as identified on the site plan submitted July 25,2001, indicates a total <br />of 14,085 square feet after the facade improvement for Dress Barn for the main portion of <br />the mall and 5,060 square feet after the facade improvements for Cub Food for the <br />Northwestern Book Store/entry area. <br /> <br />· The Roseville City Code, Section 1009,08E, allows signage in a Shopping Center District <br />(SC) at 10% of the street frontage or 200 square feet which ever is greater. <br /> <br />· The Community Development Department has determined that the street frontage <br />allowance under Section 1009.08E of the Roseville City Code for the north facade or that <br />adjacent to County Road "B", to be 1 ,914.5 square feet (1,408.5 square feet main portion <br />and 506 square feet Northwestern Book Store area) <br /> <br />· The 1,914.5 square feet is an aggregate signage allowance that does not limit the number <br />of signs or their size along the north facade of Har Mar Mall as long as the sign square <br />foot totals do not exceed the current 1,914.5 square foot cap, <br /> <br />· The Community Development Department has determined from your letter dated July 17, <br />2001, that the current signage along the north facade ofHar Mar Mall is 1,244 square <br />feet, which includes the proposed 391 square foot Cub Food sign. <br /> <br />. <br /> <br />The Community Development Department has determined from the facsimile dated <br />August 9, 2001, that the signage proposed for Dress Barn (2 locations on north facade) to <br />be approximately 249 square feet in total area. <br /> <br />/ <br /> <br />I <br />1 <br />,I <br />/ <br />'- <br />
