<br />CONCLUSIONS <br /> <br />The preceding sections of this report provide a detailed response to all traffic and <br />parking questions that have been raised by Glen VanWormer of the SEH firm and by <br />nearby residents. We have determined that Snelling Avenue and County Road B will <br />experience only a two to three percent increase in their daily volumes following <br />completion of the Cub Store, which will not cause any significant change in traffic <br />operations along those roadways. We have recommended traffic improvements on the <br />main entrance to/from Snelling A venue and to traffic circulation arrangements on the east <br />side of the Har Mar Mall. These improvements will enhance the quality of service for <br />existing users of the Har Mar Mall, as well as effectively accommodate users of the new <br />Cub Food Store. <br /> <br />Detailed consideration has been given to the accommodations for trucks delivering <br />products to the Cub Store. Effective arrangements have been made for the routing of <br />trucks both entering and exiting the site. Also, design of the truck loading area provides <br />sufficient space for the maneuvering and stopping of trucks such that these functions will <br />not interfere with nearby traffic circulation. <br /> <br />Based on detailed parking surveys and analyses, two principal parking results are that: 1) <br />the parking supply in the south parking area will be sufficient to meet the total demand <br />for parking in this area and 2) the total number of parking spaces on the Har Mar site as a <br />whole will continue to meet City Code requirements. <br /> <br />On an overall basis, we are confident that the proposed plans for the Cub Food Store will <br />not cause negative traffic or parking impacts for other users of the area and that these <br />plans will effectively fulfill the traffic and parking needs for users of the Cub Store. <br /> <br />12 <br />
