I have had the <br />opportunity to review past correspondence outlining the color-coded signage allowances for the <br />Mall; I have reviewed the infonnation I requested regarding the size of each facade at the Mall <br />and photos of all existing signage; I have reviewed recent sign pennits and facade modifications; <br />and I reviewed the Roseville City Code, Section lO09.08E and F as applicable to the Mall. <br /> <br />I am aware that signage is an important topic for the Heritage Property Investment Trust, <br />especially how signage limits are allocated on each ofthe building elevations (facades) ofthe <br />Mall. In the past, through a color-coded site plan, signage was allocated at a specified amount, <br />though City records do not establish the exact amount for each building facade. On a number of <br />occasions I have discussed with you and former employee Tim Prinsen the history of Har Mar <br />signage and my concern over a document that cannot be substantiated by a fonnalletter of <br />support/approval. <br /> <br />I have completed the following assessment of Har Mar Mall. The Mall facade signage analysis <br />is broken down into a north, south, east, and west identity. I have also provided analysis on the <br />free standing sites of Firestone and Ground Round, and all pylon and monument signage. <br /> <br />CITY CODE - BUILDING FACADE REQUIREMENTS: <br /> <br />· The Roseville City Code, Section 1009.08E, allows signage in a Shopping Center District <br />(SC) at 10% of the building elevation with street frontage or 200 square feet, whichever <br />is greater. <br /> <br />· Section lO09,08F reads: Wall signage for tenant spaces on portions of buildings that do <br />not front a public street shall be allowed an area of wall signage not to exceed one-half <br />(1/2) the allowable area of wall signage for the affected building. This Section is <br />interpreted by the Community Development Department to mean 5% of the total. <br />
