<br /> <br />Roseville Planning Commission Minutes Page 8 <br />June 3, 19"87 <br /> <br />Planning File 1751 <br />Norman Byng request for division of lot at 194 West County Road <br />B-2. <br /> <br />Presentation <br />Dahlgren explained the <br />which is essentially <br />recombined. <br /> <br />lot split that was under consideration, <br />dividing lots that were previously <br /> <br />Richard Friedges stated he was concerned that part of Byng's <br />fence may be on his property. He was also concerned whether the <br />existing homes in the area would be rented. <br /> <br />Johnson stated it was not the Planning Commission's purview to <br />analyze whether or not properties were going to be rented. <br /> <br />DeBenedet moved, Stokes seconded, that Norman Byng request for <br />division of lot at 194 West County Road B-2 be approved, with the <br />condition that the part of the fence that is on the neighbor's <br />proeprty be removed. <br /> <br />Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry, <br />Maschka, and Johnson. <br />Nays: None. <br /> <br />Planning File 1754 . ~ <br />Har Mar request for Special Use Permit and variance at 2100 North .~ <br />Snelling. <br /> <br />Presentation <br />Dahlgren discussed the application that was before the Planning <br />Commission, stating that Har Mar was built approximately in 1960. <br />The Council approved a shopping center district for the site <br />plan. Th~ar SQQth was zoned R-1, with a special use thaL- <br />allowed for business parkingJ and B-1B was approved north of the <br />~R-l a~ea. Dahlgren pointed out that the shopping center district <br />states that all buildings must be one hundred feet from the lot <br />line, except the developer can request a smaller setback from the <br />City Council. <br /> <br />In summary, the applicant is applying for: <br /> <br />1. Approval of site plan on the shopping center zone area. <br /> <br />2. Approval of site plan for parking on the B-1B zone area. <br /> <br />3. A sign variance, in that the developer can have three signs, <br />thirty feet high, that are two hundred square feet each, or <br />six hundred feet total. The developer is requesting one sign <br />on B that is one hundred sixty square feet, twenty feet high, <br />and one sign on Snelling that is forty-five high, with a <br />three hundred seventy-five square foot area. <br /> <br />4. A parking variance on County Road B and Snelling, based on <br />the final right-of-way line designation by the State. <br />
