<br />., <br />,- <br /> <br />REQUEST FOR CITY COUNCIL ACTION <br /> <br />Department Approval: <br /> <br />DATE: 04/10/00 <br />ITEM NO: I - 1 <br />Agenda Section: <br />LAND USE <br /> <br />Request by Bradley Operating Limited Partnership for a variance from <br />Section 1006.02C (Lot Coverage) and Section 1011.02 (Non- <br />Conforming Uses: Existing Structures or Uses) of the Roseville City <br />Code, (PF3194) <br /> <br /> <br />Item Description: <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Bradley Operating Limited Partnership is requesting a variance from Section 1006. 02C <br />(Lot Coverage) and Section 1011.02 (Non-Conforming Uses: Existing Structures or <br />Uses) of the Roseville City Code for construction of an additional 18,508 square feet of <br />retail area, enclosed delivery area, and enclosed trash area at Har Mar Mall. <br /> <br />1.2 The purpose of the request is to demolish the former Home Place and to construct a <br />67,956 square foot Cub Food store and 4,971 square feet of enclosed delivery and trash <br />area. <br /> <br />1,3 On January 10, 2000, the City Council determined that under the City Code lot area in <br />Shopping Center Districts (SC) should be calculated exclusive of all street easements <br />and road rights-of-way. Lot coverage under the current code is limited to 25 % of the <br />lot size. The Bradley proposal seeks approval of a variance that would increase the <br />overall lot coverage to 29.19 %; a variance of 4,19 %, The current building footprint of <br />512,927 square feet is proposed to be increased to 531,435 square feet. <br /> <br />1.4 After a variance hearing and recommendation for denial by the Planning Commission <br />on March 8, the Council on March 27th heard the presentation by the applicant and <br />responses from affected property owners.
