If a disagreement arises between the owners as to <br /> <br />rights and obligations hereunder, such disagreement shall be <br /> <br />reso~ved by arbitration in accordance with the provisions for the <br /> <br />same under Minnesota law. <br /> <br />12. For purposes hereof, the term "owner" of a Parcel <br /> <br />shall mean the fee simple owner thereof as appears of record in <br /> <br />the real estate records for Ramsey County; provided, however, that <br /> <br />if a Parcel has been sold pursuant to a contract for deed which is <br /> <br />of record, ,then the vendee under such contract for deed shall be <br /> <br />considered the owner of such Parcel. <br /> <br />13.
