<br />5. Cost break comparison. <br /> <br />. This was provided in the 10/15/01 request for City Council <br />discussion/direction, however, the actual numbers will vary after having met <br />with the contractor to clarify work. Also, two items from the contractor are <br />estimates: <br />o Roof plywood replacement is a square footage price as just how much <br />plywood requires replacement is unknown (replacing first row of plywood <br />on entire structure would be approximately $825). <br />o Draining the pool of stagnant water, mud, dead animals and cattails as <br />well as trimming back brush (mainly to gain access to structure to work on <br />it) is estimated at $2360. This we could cut off at any point of our <br />choosing (this item was included in original abatement hearing). <br /> <br />6. Why does this property require the significant step of abatement by the city? <br />. The structure is in advanced state of deterioration, including: <br />o Some building soffits are falling off of the home. <br />o Deteriorated roofing is allowing water into all soffits with resultant <br />damage and rot. <br />o Paint is worn/peeling off siding, trim and windows allowing these <br />elements to rot and decompose. <br />o Holes have been chewed into soffits with the likelihood of squirrels in the <br />attic doing more damage. <br />o A light fixture has fallen from rotted support members. <br />o Birds have made holes in the siding. <br />o A rear door was broken off its hinges allowing entry to the porch. <br />o An outbuilding is sliding off of its foundation. <br />o One dead animal is floating in the pool with the likelihood of others at the <br />bottom (the 5' security fence is intact). <br />o Broken storm windows/frames are off and leaning against the home. <br /> <br />7. Miscellaneous <br />. Two other bids were higher by approximately 15-20%. <br />. Chosen contractor is licensed and has no outstanding unresolved complaints <br />registered with the Commerce Department. <br />. Homeowner continues to avoid contact with City staff. <br />.
