(PF3201) <br /> <br /> <br />1.0 BACKGROUND <br /> <br />1.1 Over the past few months the city has been approached by potential developers who are <br />interested in constructing laboratory, warehouse, and office facilities in industrially zones land. <br />In one such case, Horton, Inc. has purchased property off of Walnut Street for the purpose of <br />constructing their testing and corporate headquarters. The long-range plan for the proposed <br />Horton facility is to construct a four-story office, with a laboratory and warehouse testing <br />facility. <br /> <br />.L2 Section 1007.01 E limits. structures in the industrial district to a height of 45 feet. In the past <br />staffhas interpreted the height to allow a structure of four stories. However, 45 feet is <br />generally too short for a four-story office structure using today's construction methods. <br /> <br />1.3 Staff has reviewed this code section and suggests clarifying the height limitation to allow <br />industrial uses/structures to a height of 45 feet, while allowing office structures to a height of <br />four stories. This would afford industrial companies the opportunity to have regional or <br />corporate office connected to research and design facilities. <br /> <br />2.0 STAFF RECOMMENDATION <br /> <br />2.1 Staff supports the proposed amendments to the City Code. <br /> <br />2.2 Staff recommended the Planning Commission and City Council consider the proposed <br />amendment (ordinance attached) to Section I007.0IE, Building Height.. <br /> <br />~ ..- <br /> <br />2:3' Sta.ffwould support a mc.dification to this section of the ordinance that offers a conditionaJ use <br />permit to those interested in more than four stories. Should the Council be so inclined to <br />consider the change, staff will provide background for discussion. <br /> <br />3.0 PLANNING COMMISSION ACTION <br /> <br />3.1 On Wednesday, April 12, 2000, the Roseville Planning Commission held the public hearing <br />regarding the requested ordinance modification.
