The site is located within the Centre Pointe development in the northwest quadrant of the City. The <br />site is one of the last remaining parcels in the development that has not been developed or approved for <br />development. The parcel is situated between Centre Pointe drive on the east and Insterstate 35W on the west. <br />Its neighbors on the north would be an office building occupied by Vertias Software and to the south is the <br />recently approved Veritas Software corporate campus; presently under construction. The Courtyard Hotel <br />would join two other hotels currently in the development; The Fairfield Inn owned by the Tharaldson <br />Corporation, and the Residence Inn owned by the CSM Corporation (the applicant). <br /> <br />Courty.u-d is a full service Marriott brand hotel that caters to the upper moderate lodging segment to both <br />business and leisu.re travelers. The hotel includes a restaurant, baxllounge, conference rooms, indoor swimming <br />pool and spa, exercise room and an outdoor patio/cow1yard. The restau.:rant and 10Wlge caters to the botel guests <br />and office users within immediate walking distance. There is no signage on the outside that indicates that there <br />is any restaurant within the hotel. There are the basic one and two bed hotel rooms plus rooms with attached <br />conference rooms, outdoor balconies, and/or Jacuzzis. This hotel will fitI a niche that is not currently offered <br />within the development. <br /> <br />The site will have two driveway access points. Both drives are off of Centre Pointe Drive; one on the south. and <br />Qne on tbe north that is a shared drive with the office building 00 the north. The site contains a paved swface <br />paxking Jot with 156 spaces. The front entrance has a covered porte-cochere for guest drop-off and pick-up. <br />Internal site sidewalks will connect to both the street sidewalks and the walking paths within the present <br />development. The courtyard within the backyard of the building is a fenced in area with a large patio and <br />heavily landscaped grounds. The rest of the site is also hea.vily landscaped and maintained as welL <br /> <br />The structure is three stories in height with a pitched roof. Exterior materials will include brick, E1FS, glass, <br />asphalt shingles on the high roof, and standing sea.m metal on the low roofs.
