<br />January 26, 2000 <br /> <br />Kristin & Steve Youngquist <br />391 South Owasso Boulevard <br />Roseville, MN 55113 <br /> <br />RE: Review of proposed home replacement. <br /> <br />Dear Kristin & Steve: <br /> <br />The City has reviewed your redevelopment plans for the home and property you own at <br />391 South Owasso Boulevard and have the following comments: <br /> <br />~ The property is located in the R-l, Single Family Residential District and has <br />required setbacks of 30 foot front yard, 75 foot rear yard (shoreland) setback, and <br />a 10 foot side yard setback. <br /> <br />~ The proposal eliminates an existing detached garage located very close to the <br />property line, a structure considered non-conforming to City Code requirements, <br />and replaces it with an attached garage approximately 30 feet from the front <br />property line. <br /> <br />~ The proposal keeps the new structure approximately 80 feet back from -the Lake <br />Owasso shoreline. Verification will need to be submitted indicating the ordinary <br />high water mark (OHW) and the distance between it and the new structure. <br /> <br />~ The proposal modifies current side yard setbacks by increasing the east setback <br />from three (3) feet to four (4) feet and reducing the west setback from 12 feet to <br />nine (9) feet. <br /> <br />~ The proposal, given the proximity to property lines, will require the consideration <br />of either a setback permit or variance. Both of the side yard setbacks and <br />potentially the front yard setback will not meet the Zoning Ordinance <br />requirement. <br /> <br />~ In order for the city to determine the impact of the proposed setback <br />encroachment, it is suggested that you provide us with a certificate of survey for <br />the current site and indicate on a separate copy of the survey your home and <br />attached garage. The survey should also include the OHW line from Lake <br />Owasso. <br />
