<br />REQUEST FOR CITY COUNCIL ACTION <br /> <br />Department Approval: <br /> <br />DATE: 06/12/00 <br />ITEM NO: 1-1 <br />Agenda Section: <br />LAND USE <br /> <br />Ken Wieden request for a variance from Section 1004.02D5 (Minimum <br />Yard Requirement) of the Roseville City Code. (PF32 1 1 ) <br /> <br /> <br /> <br />On May 22, 2000, the Roseville continued action of the Wieden request to the June 12, <br />Council meeting to allow further research into options regarding the variance request. <br /> <br />1.0 ACTIVITY SINCE MAY 22, 2000. <br /> <br />1.1 The initial application by Mr. Ken Wieden, 2125 Dale Street, was for a 18.5 foot variance <br />from Section 1004.02D5 (Minimum Yard Requirements) of the Roseville City Code to <br />allow the construction of an attached double stall garage in his front yard adjacent to <br />Eldridge Avenue. <br /> <br />1.2 Mr. Wieden indicated uncertainty of completing the project should the Council approve <br />the variance given the estimated cost of the project. <br /> <br />1.3 <br /> <br />Since the May 22, Council meeting, staff has worked with Mr. Wieden to develop a <br />potentially less costly alternative. The current proposal has a 24 foot by 22 foot (528 <br />square foot) detached garage located five feet south ofthe existing home. The proposal <br />would require a 24.5 foot front yard setback variance. The proposal also would create a <br />situation where the depth ofthe driveway is only 20 feet from Eklndge Avenue, 1 <br />providing little space to park a vehIcle. <br /> <br />~~H <br />~~ <br />?>~ <br /> <br />2.0 REQUEST BACKGROUND <br /> <br />2.1 Mr. Wieden has been working with the Roseville Engineering Department for the past <br />year in an attempt to solve some site access dilemmas. Last year the City acquired a <br />construction easement for the purpose of trail construction along Dale Street. In return <br />the City offered to slightly reduce the grade of Mr. Wieden's drive access to Dale Street <br />and add a turn-around. <br /> <br />2.2 The existing garage is located adjacent to Dale Street and has a 16% to 19% grade <br />making it difficult to access during the winter months. The proposal calls for an attached <br />garage located along south side of the home at the location of another site access. The <br />proposed garage is 20 feet wide by 24 feet deep (480 square feet) and would be located <br />approximately 18 to 19 feet into the corner lot setback of 30 feet. <br /> <br />2.3 The driveway adjacent to Eldridge Avenue does not allow for complete off-street parking <br />of a vehicle in front of the garage (variance required) and the applicant is proposing an <br />additional stall on the west side of the garage. <br /> <br />PF3211 - RCA (061200) Page 1 of 4 <br />
