(PF3211) <br /> <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Ken Wieden, 2125 Dale Street, is requesting an 18.5 foot variance from Section <br />1004.02D5 (Minimum Yard Requirements) of the Roseville City Code to allow the <br />construction of an attached double stall garage in his front yard adjacent to Eldridge <br />Avenue. <br /> <br />1.2 Mr. Wieden has been working with the Roseville Engineering Department for the past <br />year in an attempt to solve some site access dilemmas. Last year the City acquired a <br />construction easement for the purpose of trail construction along Dale Street. In return <br />the City offered to slightly reduce the grade ofMr. Wieden's drive access to Dale Street <br />and add a turn-around. <br /> <br />1.3 The existing garage is located adjacent to Dale Street and has a 16% to 19% grade <br />making it difficult to access during the winter months. The proposal calls for an attached <br />garage located along south side of the home at the location of another site access. The <br />proposed garage is 20 feet wide by 24 feet deep (480 square feet) and would be located <br />approximately 18 to 19 feet into the corner lot setback of 30 feet. <br /> <br />1.4 The driveway adjacent to Eldridge Avenue does not allow for complete off-street parking <br />of a vehicle in front of the garage (variance required) and the applicant is proposing an <br />additional stall on the west side of the garage. <br /> <br />1.5 The proposed site improvements will not exceed the allowable 30% maximum threshold <br />for impervious area required by the Roseville Zoning Ordinance. <br /> <br />2.0 REVIEW of REQUEST <br /> <br />2.1 Section 1004.02D5 requires principal structures to have a minimum front yard setback of <br />30 feet. Mr. Wieden proposes to place his garage 18 to 19 feet into the required front <br />yard setback, thus requiring a variance. The portion of the lot where the setback variance <br />is requested lies on the south side of the lot, facing Eldridge Avenue. <br /> <br />PF3211 - RCA (052200) Page 1 of 4 <br />
