H-3 <br />Agenda Section: <br />HEARING <br /> <br />Jerome Krueger, 1407 Eldridge Avenue, request for a minor subdivision <br />of property located at 1844 Hamline Avenue (PF3220) <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Jerome Krueger is requesting approval of a two lot minor subdivision of his existing <br />parcel located at 1844 Hamline Avenue. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Mr. Krueger has requested a minor subdivision to allow him to create two parcels <br />exceeding the minimum standards of the R-l Single Family Residential District. Parcel A <br />would include the existing home and Parcel B would be sold for the purpose of <br />constructing a single family home. <br /> <br />2.2 No new street or utility construction is necessary to serve the proposed division. Sewer <br />and water laterals, utility easements, and a curb cut (driveway access aprons) is necessary <br />for the Huron A venue parcel. <br /> <br />2.3 The existing lots lie in the R-l, Single Family Residential District, has a width of 124 feet <br />along Hamline A venue, a depth of 230 feet, and is approximately 28,520 square feet in <br />size. Single family homes lie to the north, south, east, and west. <br /> <br />2.4 The request would create two parcels, Parcel A, Parcel B. Parcel A will have a width of <br />124 feet Hamline Avenue, a depth of approximately 120 feet, and include approximately <br />14,760 feet ofland area. Parcel A will contain the existing home located at 1844 <br />Hamline A venue. <br /> <br />2.5 Parcel B will have a width 123 feet, and depth of approximately 110 feet, and include <br />approximately 13,530 square feet ofland area. Parcel B will be a vacant lot available for <br />construction of a single family home consistent with the requirements of Section 1004 of <br />the Roseville Zoning Ordinance. <br /> <br />2.6 Section 11 04.04E, City Code, outlines the procedure for a minor subdivision. No <br />Planning Commission hearing or review is necessary. A hearing is held by the City <br />Council. If the Council approves the request is approved, the staff, prior to recording <br />with the Ramsey County Recorder, must review a certificate of survey and a quit claim <br />deed for compliance with the Council's approval. <br /> <br />RCA (061200) Page 1 of3 <br />
