That is:

1. That the buildings be located on the site to maximize their views and
orientation to Zimmerman lake and minimize the view of the buildings
for the neighboring homes Blong County Road B.

2. That on grade parking be organized near the West a10ng Snelling and the
Highway 36 North ramp where it will have the least visual impact from
the neighborhood areas and from the natural quality of the shoreline.

3. That the massing of the buildings step with the lowest areas adjacent to
the residential and the highest near Highway 36 where other tall
buildings have been located.

~.
If' '.:'"
~}

This basic approach also places buildings and parking respectively in the most
economical locations for construction purposes and thus the site concept is ideai
for community, O\mer, and user.

In developing this concept the office building is conceived as a low 4 level
mass in order to avoid a high rise at the lake and residential area and to ~low
it to be aJmost completely hidden by the natural shoreline foliage. The plan is
angular along the easement line and between two linear stands of existing trees.
There are only 2 levels of building near County Road 8 and the site entry.

Th~ Motel building is organized as a 10 story building with full exposure only
from Highway 36 and Snelling Avenue. Support functions such as swimming pools,
restaurants, and meeting areas are organized in a low single story mass on the
lakp. side and adjacent to a large people oriented promenade or deck that is
sha~o v;th \:he cH'\ce b:Ji\'cdi\~ ~ w'i.etI\'t.S ~ \!he. \elu~.

The two buildings are designed to create a single entry space fr~n which both
can seperate1y function. They are designed to preserve severa1 stands of
existing trees. The buildings will be clad in a metal pewter colored panel that
is neutral in color to enchance the natural surroundings and reflective to take
on the seasonal changing color characterestics of the site at al times.
