<br />Accessible Space, Inc. <br />Roselawn Village <br /> <br />ASI's Roselawn Village apartments will provide 22 apaltment units. Six will be 1\vo bedroom, 16 <br />,vill be one bedroom. This specialized building will be three stories tall, and have a hip roof with <br />asphalt shingles, matching the residences in the area. The roofline will feature extended eaves (4 to <br />5 ft) and a gradual pitch (4/12) to visually lower its height. The base of the building will be faced in <br />brick, matching the brick used on the VSI commercial building. The upper levels will be faced with <br />lap siding with variety and detail provided by areas of shake siding extending slightly fonvard from <br />the building, creating a shadow line. The building will be "L" shaped. The 107 ft 9 in Roselawn <br />facade will be broken into a series of four irregular setback planes of 8 ft ft 10 in, then 75 ft, the 15 <br />ft 11 in, then 8 ft, from right to left viewed from Roselawn. The deepest and longest setback <br />occurs at the connection of the wings of the building along the east edge of the site. These <br />setbacks add interest to both the north and east elevations of the building, and extend the westerly <br />vie",,' from the our neighboring residence. The image ".-ill be visually active, detailed and ,vill not <br />present a monolithic wall along Rose1awn or to our immediate neighbor, while providing the <br />transition from commercial to residential use. <br /> <br />The building has been placed, designed and detailed, and the unique semi-circular architectural <br />fence of masonry and ironwork has been designed and detailed, to provide two public transitions. <br />The first transition occurs along Roselawn from the commercial building located at the comer to the <br />single family home setback along the remainder of the block. The 15 ft setback of of the central <br />portion of the building face, and the 24 ft, 31 ft, 37 ft and 45 ft, setback planes and the 20 ft of open <br />yard, provide a stepping back to the adjacent single family homes. The architectural fence, with the <br />blick piers matching the brick on the first level of our building and the commercial building, the <br />substance provided by the ironwork, and the velticality of the five trees, visually canies the comer <br />building line to the edge of our site. The second transition is from the Villas across Roselawn to <br />our building. The use of a brick base, lap and shake siding, the reveals at the intersections of the lap <br />and shake siding, the hip roof with extended eaves, the varied setbacks, and the placement and <br />design of the windows, and the use of three varied setback planes, all increase the interest of the <br />facade of the building and visually reduce its height. The interest and substance of the architectural <br />fence and the plantings in the fence provide a foreground for the view from across Roselawn and <br />the.transition to the residence. We will be requesting assistance through the "Cornerstone" grant <br />program for these streetside improvements. <br /> <br />The now control and sedimentation pond serving entire development, and providing snow storage <br />for the ASI site, occupies the remainder of the east and the south boundary of our site. This edge <br />of the site will be a lawn area, planted with two maples and intended to complement and extend our <br />neighbor's back yards across our site. From the east, this provides over 85 ft of open space before <br />any paving, and to over lOO ft to the nearest parking space provides a buffer for this activity. On <br />the south, we are adjacent to the parking and garage area for the apmtment on Lexington. In <br />addition to the pond, ,ve have four parking spaces, the four proven parking spaces where these two <br />pa<;sive uses join. The Honey locusts and the Anowood hedge, begun on the commercial part of <br />the site, will also extend along the this edge. A 4 ft tall black vinyl treated chain link fence will <br />enclose the pond area and extend to and meet the building, providing security \-vith transparency. <br /> <br />On the south side of the building, between the building and the pond, a patio/deck \-vith a gas grill <br />will be provided for the residents and their guests. All landscaped areas will be irrigated. Our <br />refuse containers will be located in a trash service area within the building. <br /> <br />2 <br />
