The building will <br />have all ncces~ary stairway exits and an elevator in a common area to accommodate all <br />building and ADA code compliance. <br /> <br />The building is being designed as an o/lice condominium project to aUract th~ <br />professional ofiice u.od medical users. Each floor is being designed to aUow l1exibility <br />fur eVC1Y possible need in El client's square footage requirements. It is the intcntlo <br />market thii:\ project towards t.he 3000sf and 4000sfus~r'o. <br /> <br />The exterior of the building is being propo~ed as a rockfacc block around the lower <br />perimetcr ofthe building changing to brick to the tirsl floor roof line elevation u.nd the <br />balance being orHardi-plank siding with aluminum so1Til and :t:"~c.:ia to acquire a <br />maintenance free exterior. The roo ling materials win be a 30 year upgraded shingle on a <br />4/12 pitch hip roofdcsign. It is the intent to use all these various materials with accenting <br />dormers and hips to create an attractive elevation a~ viewed from Lexington and <br />Roselaw!1 Avenue. <br /> <br />The exterior landscaping wil1 be in like kindness with the applicatkm of Acc.:esiblc Space <br />highlighting high qua]ity posts and fencing along the Lexington and Roscluwn Avenues. <br />Tree~ and shrubs will be highlighted arouno such structures as electrical and gas meters, <br />signagc and other such items. Along the ~outh side of the property the proposed plan is <br />to provide cedar reTlcing and pine trees in combination to break up the existing apartrrlent <br />building to th~ new parking lot.
