<br />I' <br /> <br />Community Development Department <br />651.490.2279. fax: 651.490.2931 <br /> <br />November 17,2000 <br /> <br />Mr. Bob Larson <br />5005 Properties Inc. <br />5005 Old Cedar Lake Road <br />Minneapolis, MN 55416 <br /> <br />RE: Procedures/or Planned Unit Development/or the Roseville Mobile Home Park. <br /> <br />Dear Mr. Larson: <br /> <br />On Tuesday, November 7, 2000, the Roseville Development Review Committee concluded that <br />any redevelopment plans for the Roseville Mobile Home Park should be processed as a Planned <br />Unit Development (PUD). This method ofrezoning allows the most flexibility in redevelopment <br />design, especially given the existing conditions at the Roseville Mobile Home Park. <br /> <br />The first part of the PUD process requires you to provide staff with a sketch plan. This plan <br />should indicate all proposed modifications to the Park and any redevelopment plans you are <br />interested in pursuing. You will want to complete a survey of the Park indicating all property <br />lines, structures, and significant trees. You will also need to determine the amount of impervious <br />surface (structures and pavement) area currently on the property. <br /> <br />As a part of the proposal, you will also need to determine what the new impervious area will be, <br />and if greater, then a storm water management pond will be required somewhere on the site. <br /> <br />The plan submittal should also include a landscape plan for the Park. Specifically, you may want <br />to consider how to buffer the adjacent residential propertied form the Park. Any tree, shrub, or <br />fencing you anticipate, whether phased or not, should be indicated on the landscape plan. <br /> <br />Photos of similar redevelopment projects are encouraged, as well as any other information you <br />feel will assist the Commission in providing you with clear direction. <br /> <br />Your redevelopment sketch plan proposal should be submitted to me no later than December I, <br />2000. A memo to the Planning Commission will accompany your sketch plan information that <br />will be presented to the Commission on Wednesday, December 13,2000. As indicated at the <br />DRC meeting, you will need to be present to review your redevelopment plans with the <br />Commission. Staff only provides a brief introduction on the sketch plan proposal. <br />
