<br /> <br />June 4, 2002 <br /> <br />Mr. Kevin Wright <br />Property Manager <br />5005 Properties, Inc. <br />5005 Old Cedar Lake Rd. <br />St. Louis Park, MN 55415 <br /> <br />RE: 2599 Lexington Ave. - Storm Shelter <br /> <br />Dear Mr. Wright: <br /> <br />At the request of Mr. Gary Wrobel the Roseville Estate storm shelter, located at 2599 <br />Lexington Ave., was inspected. This inspection included visits by: John Loftus, Fire <br />Marshal; Don Munson, Building Official; Molly Well ins, Ramsey County Health <br />Inspector. The purpose of the inspection was to verify compliance with the terms of the <br />~ Planned Unit Development Agreement (#1256) and to identify any deficiencies for <br />corrections by the property owner. This inspection was not to verify compliance with <br />present day code standards as this is an existing structure that has been in use for decades. <br /> <br />The following deficiencies were observed: <br /> <br />. The sign on the main entry door has an arrow directing people elsewhere. <br />, A new sign is required. <br />. The stonn shelter space is divided into two sections with a lock preventing <br />entry to the larger section. The lock must be removed allowing free access <br />and egress. <br />· This storm shelter has a potential occupancy of 140, therefore, two exists <br />are required. The second exit, which is located in the northwest corner, <br />has a locked door at the top of the stairs. The lock must be removed and <br />the door must swing in the direction of exit travel. Also, the door from the <br />laundry area to the exit stair enclosure must swing in the direction of <br />travel. <br />· The storm shelter has numerous basement type windows. Covers must be <br />provided to protect occupants from airborne missiles. <br />. Emergency lighting was not observed. This is required. <br />. Fire extinguishers were not observed.
