<br />9.2 Uses - Permitted. The permitted uses of property within the PUD shall be limited to 109 <br />mobile home/manufactured housing units, up to four spring/summer/fall seasonal RV sites. <br />Conditional uses shall include townhomes (including two family homes) or apartments <br />(including condominiums, cooperatives, and multi-family rental apartments), and <br />management buildings. Where not superseded by more restrictive requirements of this PUD, <br />the standards of the underlying R-8 zoning district shall apply, as stated in Chapter 1004.10 <br />of the Roseville City Code. The parcel( s) may also be reused and/or redeveloped for any use <br />allowed in the underlying R-8 zoning district or any use deemed by the Community <br />Development Director to be substantially similar to these uses based on potential noise or <br />light, nuisance impact, and/or parking demands. For the purpose of this Planned Unit <br />Development, a "Mobile Home" shall be a residential dwelling unit built off-site prior to the <br />HUD Code of 1976 entitled the National Manufactured Housing Construction and Safety <br />Act. A "Manufactured Home" shall be a residential dwelling unit built primarily off-site, in <br />and after 1976, in accordance with the National Manufactured Housing Construction and <br />Safety Act. <br /> <br />9.3 Townhomes. Townhomes (including two-family homes) may be permitted after a public <br />hearing and issuance of a conditional use permit. Where not superceded by more restrictive <br />requirements of this PUD, the dimensional and density standards of the R-6 zoning district <br />shall apply as stated in Chapter 1004.08 of the Roseville City Code. <br /> <br />9.4 Apartments. Apartments (including two-family homes, condominiums, cooperative <br />apartments and apartments) may be permitted after a public hearing and issuance of a <br />conditional use permit. Where not superceded by more restrictive requirements of this PUD, <br />the dimensional and density standards of the R-3 zoning district shall apply as stated in <br />Chapter 1004.04 of the Roseville City Code. <br /> <br />9.5 Setbacks. Mobile homes or manufactured housing placed on new or reorganized lots shall <br />have setbacks as shown or scaled on the approved site development plan (Exhibit B). Other <br />mobile homes or manufactured housing structures which are placed on new or reorganized <br />lots shall have a minimum 10 foot setback between the structure and the sides and the rear of <br />the adjacent manufactured homes including their attachments. Existing or replacement <br />structures and accessory structures shall meet the building setbacks requirements within <br />Minnesota Statues Chapter 327.20 Subd.l (3). Manufactured housing setbacks within this <br />Park for any structure established after the approval date of this PUD shall be a minimum of <br />40 feet from the Lexington Avenue (front) property line and any other public street; and 25 <br />feet from the side and rear Park property lines where no public street is adjacent to the <br />property line. No structure shall be placed within 75 feet of a state protected water body or <br />wetland, nor closer than 10 feet to any surface water storage pond. <br /> <br />9.6 Required Permits. All building additions, structural renovations, replacement units, sanitary <br />sewer or water, storm sewer construction, and electrical work must have all require <br />construction permits from the City of Roseville prior to commencing construction or <br />placement on in the Park. <br /> <br />9.7 Replacement Mobile Homes or Manufactured Home Units.
