<br />REQUEST FOR CITY COUNCIL ACTION <br /> <br />He Description: <br /> <br />DATE: 06/27/00 <br />ITEM NO: C-2 <br /> <br />Agenda Section: <br />CONSENT <br /> <br />Stephen Wood request for a recombination of parcels located at 941 and 955 <br />Roselawn Avenue (PF3230). <br /> <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Mr. Stephen Wood has requested City Council approval of a recombination of two <br />properties in Roseville. <br /> <br />1.2 Section 11 04.04B specifies the procedures for consideration and approval of a <br />recombination. Specifically, this section of the City Code states: "Recombination: To <br />divide one recorded lot or parcel in order to permit the adding of a parcel of land to an <br />abutting lot and create two (2) buildable parcels, the proposed subdivision, in sketch plan <br />form, shall be submitted to the City Council for approval. No hearing or Planning <br />Commission review is necessary unless the proposal is referred to the commission by the <br />Community Development Director for clarification. The proposed recombination shall <br />not cause any portion of the existing lots or parcels to be in violation of this regulation or <br />the zoning code. Within thirty (30) days after approval by the City Council, the applicant <br />shall supply a certificate of survey to the Community Development Director and City <br />Manager for review and approval. After completion of the review and approval by the <br />Community Development Director and City Manager, the survey shall be recorded by the <br />applicant with the Ramsey County Recorder within sixty (60) days after approval by the <br />City Manager. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Staff has reviewed the survey for the proposed recombination and determined that it <br />meets all applicable zoning ordinances. A copy of the proposed recombination is <br />attached for the Council's review and consideration. <br /> <br />2.2 The applicant will be required to provide the City with two quit claim deeds for City <br />signature and subsequent recording with Ramsey County. <br /> <br />4.0 ST AFF RECOMMENDATION <br /> <br />6.1 By motion, approve (deny) the request by Stephen Wood for a recombination of two <br />parcels located at 941 and 955 Roselawn Avenue <br /> <br />Attachments: Property location map; survey of proposed land division; and resolution. <br />60-day Time Limit: Application received on June 2,2000.
