(PF3233) 1.0 REQUESTED ACTION 1.1 Dean Sabetti, 2016 Beacon Street, is requesting a 20 foot comer lot variance from Section 1004,02D4 ofthe Roseville City Code to allow construction of a 10 foot by 21 foot (210 square foot) addition to the existing attached garage. 1.2 The purpose of the request is to construct a ramp inside the garage addition for better wheelchair access from the home to their vehicle. 2.0 REVIEW of REQUEST 2.1 Mr. Sabetti' s property is a comer lot where a 30 foot side yard setback is applied to the property line adjacent to Shryer Avenue. 2.2 Mr. Sabetti's current home and attached garage was constructed in 1955 and is considered a pre-existing non-conforming use, due to the structure proximity (10 feet) from the north (comer lot) property line. 2.3 Section 1011.02 (Existing Structures or Uses) states: Except where specifically limited elsewhere in this Code any nonconforming use may be continued but may not be extended, expanded, intensified or changed unless to a conforming use. The code states that "the granting of a variance shall only occur when it can be demonstrated that such an action will be in keeping with the spirit and intent of the ordinance."
