(PF3233) <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Dean Sabetti, 2016 Beacon Street, is requesting a 20 foot comer lot variance from <br />Section 1004,02D4 ofthe Roseville City Code to allow construction of a 10 foot by 21 <br />foot (210 square foot) addition to the existing attached garage. <br /> <br />1.2 The purpose of the request is to construct a ramp inside the garage addition for better <br />wheelchair access from the home to their vehicle. <br /> <br />2.0 REVIEW of REQUEST <br /> <br />2.1 Mr. Sabetti' s property is a comer lot where a 30 foot side yard setback is applied to the <br />property line adjacent to Shryer Avenue. <br /> <br />2.2 Mr. Sabetti's current home and attached garage was constructed in 1955 and is <br />considered a pre-existing non-conforming use, due to the structure proximity (10 feet) <br />from the north (comer lot) property line. <br /> <br />2.3 Section 1011.02 (Existing Structures or Uses) states: Except where specifically limited <br />elsewhere in this Code any nonconforming use may be continued but may not be extended, <br />expanded, intensified or changed unless to a conforming use. <br /> <br />Code ReQuirement Existini!
