<br />Roseville Community Development Department <br /> <br />June 1,2000 <br /> <br />To whom it may concern: <br /> <br />During conversation with Roseville City Planner Thomas Paschke I was advised of the unusual small <br />divisions of lots, and the ordinance which requires the percentage of buildings on a lot to be 30% or less. It <br />is for this reason that I request a variance to city ordinance NO. 1214, section 1004.01A, paragraph 13. <br /> <br />Physical hardships that necessitate this variance and the proposed Garage Size: <br />1. The property is of unusually small size, having been divided with two other lots on either side of me in <br />an unorthodox manner many years ago. <br />2. The existing Garage currently hangs approx. 2 feet over the line to the south. <br />3. The existing Garage is badly in need of replacement and too small to accommodate the vehicles <br />currently housed at this address; 3 cars (2 basic transportation & 1 Show Car (1969 T/A)), 1 boat, 1 <br />motorcycle, 3 bicycles, 1 lawnmower, 1 snow blower, and a large variety of lawn care, and other <br />equipment. <br />4. By providing this adequate housing of said vehicles, much shuffling through the one lane driveway, <br />which is currently required to get the vehicle out that is 1 st in, will be eliminated. <br />5. There is currently no place to store the motorcycle, boat, & T/A during those long cold winter seasons. <br />6. This proposal to build a 26 x 32 <br />foot garage is needed to provide conveyance of all currently owned vehicles, and allow for off street <br />parking. A set back variance of 3' from the rear prope11y line is requested in order to provide for ample <br />maneuverability between house and garage.
