Currently, out the dining room sliding door there is an 8 foot drop to the <br />backyard. The property line is 39.4 feet from the house to the back lot line. I would like to add <br />a 3-season porch, done by "Patio Enclosures". I would like the 3-season porch to be 12x12, <br />with a deck-type landing of 4x12, and stairs down to a deck that is 12x16, then stairs back toward <br />the house, to the ground level. Please see the enclosed survey, done in 1998. Also the diagrams <br />of the 3-season porch (by Patio Enclosures) and the deck location. <br /> <br />I was just informed that according to the city codes, a 3-season porch must be 30 feet from the <br />property line. This 12x12 3-season porch would be 27.4 feet from the back property line, a code <br />difference of2.6 feet. Currently, the property behind my house is an empty lot. <br /> <br />I am asking for permission to add the 12x12 3-s~ason porch onto the house, with a 4x12 deck <br />landing and stairs down. A porch that is only 9 feet wide would be too small and crowded to <br />enjoy comfortably. It would also be out of proportion to the size of the house. <br /> <br />I am looking forward to hearing from you as soon as possible, since we would like to get this <br />project under way.
