.:.,

August 8, 2000

Mr. Eric Dickson
2073 Irene Street
Roseville, Minnesota 55113

RE: Setback Permit/or 2073 Irene Street, PF 3247.

Dear Mr. Dickson:

This letter is to confirm that on August 3, 2000, the Roseville Development Review Committee
(DRC) held a hearing regarding your request to allow the construction of a three stall garage
24 feet wide by 40 feet deep on to the side east side of your home. The specifics of your
request required the DRC to consider a five foot encroachment into the required 30' front yard
setback.

The DRC recommended approval of your request to construct the three stall attached garage five
feet into the required tront yard setback, subject to the following conditions:

A. The attached garage being limited to a maximum front yard setback of 25 feet from
property line.

B. Gutters being placed on the north, west, and east sides of the garage structure.

C. Storm water run-off being disbursed in a manner that keeps it from crossing the
property line.

D. Two windows being placed on the north side of the garage, if preferred by the
adjacent property owner.

I have reviewed the DRC recommendations and approve your setback permit request with the
stipulated conditions. In addition, the City has received the necessary sign-off trom the adjacent
property owners to allow issuance of the building permit prior to the mandatory 10-day appeal
period. Please work with Jim Henneck, Building Official, on the necessary building permit
requirements.

2660 Civic Center Drive .:. Roseville .:. Minnesota .:. 55113
651-490-2200 .:.
