<br />PROPOSAL <br /> <br />Reynold P. Mueller Jr. <br />987 West County Rd B <br />Roseville, MN. 55113 <br /> <br />Lot Description: The south 516.0 feet of the east half of the west halfoflot 13, Auditor's <br />subdivision No. 46. <br />Lot Size: 84.33' X 516.54' <br /> <br />To receive a setback permit in order to replace existing 24x24 detached garage with a <br />new detached garage that is 26X30 with a setback of three feet. <br /> <br />I have owned the property at 987 West County Rd B for approx. a year and a half. The <br />existing garage structure is in need of replacement and is uninsurable. The framing and <br />siding is rotting, the roof is sagged and concrete slab is cracked up beyond repair. My <br />best guess is that the existing garage was built in 1975. (Someone engraved 1975 in the <br />concrete apron of the garage so I am assuming that is the building date.) <br /> <br />The existing garage structure is not in compliance with any existing setback codes. The <br />existing garage has a setback of thirty-six inches in the front, (facing the street), and a <br />setback ofthirty inches in the back. I have determined the dimension by fmding the iron <br />monuments set by survey that represents the property line. The existing garage is at an <br />angle to the street. The existing garage is 151 feet from the iron monument by the street. I <br />am proposing to replace the existing garage and meet a setback of three feet in both front <br />and back. There is also an existing asphalt driveway and concrete sidewalk that connects <br />the street, garage, and house. I am not replacing the driveway and sidewalk and intend to <br />add to the existing sidewalk to allow access to the new proposed garage. The new <br />proposed garage would line up with the existing driveway. The new proposed garage <br />would be in the same spot in the front and would be shifted in the back to meet a setback <br />ofthree feet.
