2959 Mildred Avenue

The existing structure was built in 1975 and is at the 30' setback. Ann Kranz (wheelchair-
user) and Michele Owen are closing on this home in August. The home requires
modification to be wheelchair accessible, The front of the home is currently at setback.
To make'the front of the home accessible, we are applying for a variance of6' to add a
porch and a ramp.

During the house inspection prior to closing, the inspector found major drainage
problems-the driveway apron has pulled away from the garage (in some areas over a 1f2
inch) and the front steps are in a similar condition (with a gap of close to an inch in some
places), The proposed remodel would include fixing the drainage problems (pouring a
new apron and moving the front door to the center of the home), The new sidewalk
would become the ramp to the front door. The slope of the ramp will be gradual (there
are currently two or three steps to enter the home, thus the ramp would only climb
approximately 16"),

The addition of an accessible master bedroom and bathroom are created by a 10' x 22'
addition on the south side yard, This still allows for 5' between the property line and the
structure, thereby satisfying setback requirements.

The aesthetics of the home would be greatly improved by the renovation. We have hired
an architect to ensure our home is beautiful and blends well with the other homes in the
neighborhood. In the new design, the entrance of the home would be more of a focal
point. The porch would be covered, but not enclosed, The front would have an updated
look., ,:'
